Seven schemes across London, Nottingham and Chelmsford — residential conversions, purpose-built student accommodation and office fit-outs, delivered end to end.
A vacant office block on the canal in Little Venice doesn't stay vacant for long under AON Prop. We bought the building, won planning to add two more floors, and reworked the whole site into 20 apartments overlooking the water — every single one sold before completion.

Kingston's old department store had outlived its life as a shop, but not as a building. AON Prop secured planning to add three storeys on top, then converted the original 1st–3rd floors together with the new 4th–6th into 56 apartments — while keeping 25,000 sq ft of commercial space trading at ground and lower ground level. A hundred metres from the railway line and a five-minute walk to the river: this one had location built in from the start.

The Mercer started life as a dilapidated shell in the middle of Nottingham city centre — the kind of building most investors walk past. AON Prop saw the bones of something better: a part-refurbishment, part-new-build scheme delivering 100 student beds above 3,500 sq ft of ground-floor commercial space, on track to complete in September 2026.

Not every new build starts from scratch. On Lower Parliament Street, AON Prop kept the historic street-facing facade of the original commercial building and secured planning to build a 275-unit purpose-built student accommodation scheme behind and above it. The site was sold with planning in place, pre-construction, to a major student accommodation operator.

Cotton Mills is a converted historic mill building in Nottingham, acquired in 2021 as an existing 275-bed student accommodation scheme. AON Prop carried out a full refurbishment of the building and, working at pace, simultaneously signed a 25-year operating lease with a student accommodation operator while selling the asset to a large property fund — taking the acquisition, refurbishment, lease and sale from start to finish in under 12 months.

Halford House is a full office fit-out in Chelmsford city centre, delivered as a Regus-operated serviced office across approximately 20,000 sq ft — and home to AON Group's own head office within the building. As with every AON Prop scheme, delivery ran across the group: AON Prop oversaw execution of the fit-out, AON Source controlled procurement of the fixtures, finishes and furniture, and AON Property Management has managed the building since completion. Halford House sits within the wider property portfolio AON Prop has built over time with private family office investment.

Coval House is a full office fit-out in a separate building a short walk from Halford House, delivered as an HQ-operated serviced office across approximately 3,500 sq ft. The same group-wide model applied: AON Prop oversaw execution, AON Source controlled procurement, and AON Property Management now manages the building day to day. Like Halford House, it forms part of the property portfolio AON Prop has built over time with private family office investment.
